Center Island Contracting in Farmingdale prices bathrooms by what moves. In its 2026 guide, leaving the toilet, tub and sink in place keeps you in the lowest tier. Move even one and the plumbing behind the wall becomes part of the job, along with the bill for it.
Three bathroom scopes and their prices
Center Island Contracting’s June 2026 ranges, for a three-piece bath:
| Scope | What it means | Total | Time on site | Permit |
|---|---|---|---|---|
| Same layout | Fixtures replaced where they are, room up to about 5 by 10 feet | $20,000 to $28,000 | 3 to 5 weeks | Often not needed |
| Fixtures moved | New positions inside the same room | $23,000 to $33,000 | 6 to 10 weeks | Needed |
| New bathroom | Carved out of a bedroom or hall, or built in an addition | From $30,000, priced from plans | 10 to 16 weeks | Needed |
Each total includes $4,000 to $8,000 of fixtures, tile and finishes that Center Island expects the homeowner to buy. If a quote does not say who buys the vanity and the faucet, ask.
For a larger primary bath, Alec’s Construction puts Nassau and Suffolk jobs at $22,000 to $45,000, and says homes in Great Neck, Manhasset and Cold Spring Harbor can pass $60,000 with custom tile and steam showers (May 2026).
What pushes a bathroom price up
These come from Center Island Contracting’s list of cost drivers, with Alec’s Construction where noted.
- Moving a fixture. At least $4,000 to $10,000 more, and more again if the new drain has to cross floor joists or a slab.
- Frameless glass. $3,500 to $7,000 installed for the enclosure.
- Stone tile. Adds 30 to 40 percent to the tile labor. Alec’s Construction prices large-format porcelain at $12 to $18 a square foot installed and says the subfloor has to be flat for it.
- The vanity. $2,000 to more than $12,000 depending on size and style.
- Heated floors. $1,500 to $3,500 for radiant heat under tile.
- A fan with nowhere to go. A new bathroom without an existing chase may need a vent through the roof.
When the town wants a permit
Long Island has no single rule. Each town, and each incorporated village, runs its own building department. The Town of Islip’s list is the clearest one published:
- New tile, paint and cabinets need no permit.
- Replacing a fixture in the same spot needs none, unless new roughing or piping is involved.
- New fixtures and any gas piping need a plumbing permit, filed and done by a licensed plumber.
- Taking walls down to the studs may need a permit, so Islip asks you to check with a plans examiner at 631-224-5466.
The Town of Huntington uses a separate plumbing permit (Form 87-13), and homes in Asharoken, Huntington Bay, Lloyd Harbor and Northport go to their village instead. Nassau leaves plumber licensing to each town, city and village rather than the county. Whoever you hire, ask which permits your job needs and who files them.
Houses built before 1978
If your house is older than 1978, the walls may have lead paint under the newer layers. The EPA’s renovation rule says anyone paid to disturb painted surfaces in those homes must be a certified firm, even a one-person company. The EPA’s firm locator shows certified companies near you.
What to ask a bathroom remodeler
- Does the price include the fixtures and tile, or am I buying those?
- Is anything moving? If so, which permit does my town need, and does your plumber file it?
- Does the schedule start when we sign, or when the permit comes back?
- What goes behind the shower tile, and what glass are you pricing?
- What is your county home improvement license number? Our license guide shows where to look it up.
Signs a bathroom quote is off
- Nothing in writing. New York law requires a written home improvement contract, and you are owed a copy before any work is done, per the Attorney General’s fact sheet.
- A big check up front. Nassau County’s consumer checklist calls a down payment under 15 percent fair.
- “You pull the permit.” Unless your contract says so, Nassau’s checklist puts the permit on you as the owner. Get it in writing who files.
- No brands or model numbers. Nassau’s checklist asks for specific materials, brands and models in the contract, so two quotes can be compared.
